Your Local Point of Contact
Tenant Liasion
- Handle service calls/request from.
- Act as liaison between the Tenants and the owner regarding Tenant operating.
- Respond to all emergency Tenant and/or Tenant related telephone calls. Agent shall be first point of contact for all alarm response units.
Reporting
- Site visitations and inspections as necessary.
- Maintain and update general liability insurance from vendors.
- Create Chart of Account accounting codes.
- Approval of invoices.
- Coordination of project/capital improvements.
- Inspection of building systems ensuring working condition (i.e.: fire/intrusion alarms).
- Prepare budgets and year end operating expense reconciliation reports.
Facilities Management
- Secure facility to minimize ingress/egress and reduce heating/cooling requirements, when vacant.
- Coordinate and monitor all necessary service contracts (i.e. landscaping, HVAC, fire systems, etc.) and other work as necessary to maintain property.
- Direct and supervise contractors, vendors, persons or agents employed for the operation and maintenance of the property.
- Respond to City or governing authority notices.

Transfer of utilities to owner name and selection, negotiation of service providers.
Maintain a list of telephone numbers of all Tenants, vendors, emergency services, police/fire/medical rescue, etc.

- Construction management of capital improvement work.
